Selling Property Abroad and Bringing the Money Back to the UK

Selling an overseas property reverses the currency problem: instead of buying foreign currency, you may need to convert the sale proceeds back into sterling. The final GBP amount depends on the net funds released, the exchange rate and the route used to transfer them.

Establish the net sale proceeds

The headline sale price is not the amount available to convert. Deduct local taxes, mortgage redemption, agent and legal fees, notary costs, retention amounts and any other agreed charges.

Ask the lawyer or notary for a completion statement showing the expected net balance and where it will be held.

Check tax and reporting obligations

A sale can create tax obligations in the property’s country and in the UK, with relief sometimes available under applicable rules. Obtain advice from a qualified cross-border tax professional before completion; an FX provider cannot determine your tax position.

Keep purchase records, improvement invoices, sale contracts, tax receipts and completion statements.

Prepare for source-of-funds questions

Your receiving bank or payment provider may ask for evidence that the funds come from a legitimate property sale. A clear document pack can prevent avoidable delays, especially where the money arrives from a lawyer’s client account or in several tranches.

Manage the exchange-rate window

There may be a gap between agreeing the sale price, legal completion and receiving cleared funds. If the proceeds are in euros or dollars, the sterling value can move during that period.

Depending on certainty and product availability, sellers may convert promptly, stage the conversion, set a target order or consider forward cover once the requirement is sufficiently committed.

Verify the UK destination account

Use an account in the correct name, confirm any incoming-payment limits and provide the bank with advance notice if appropriate. Keep the transaction reference and proof of transfer until the funds are credited.
