
How to Pay an Overseas Property Deposit and Completion Balance Safely
International property payments combine urgency, unfamiliar procedures and high values—the conditions fraudsters exploit. A disciplined verification process protects you far better than relying on an email chain or rushing because a deadline is close.
Know exactly who should receive the money
Depending on the country and transaction, funds may go to a notary, independent lawyer, escrow account, developer or seller. Ask your legal adviser to explain why that recipient is appropriate and whose name should appear on the bank account.
Do not send money merely because an invoice looks professional. Confirm the recipient’s role in the transaction.
Treat changed bank details as a red alert
Criminals can imitate solicitors, agents and developers, then insert replacement account details into an existing email conversation. If details change, stop. Call a previously verified telephone number—not one contained in the suspicious message—and confirm the change with a known contact.
Use two independent channels for verification and record who confirmed the details.
Plan for compliance checks
Large transfers may require evidence of identity, address, source of funds and purpose of payment. Prepare bank statements, contracts, completion statements, inheritance or investment records and any other evidence showing how the money was obtained.
