Buying Property in Europe from the UK: A GBP to EUR Payment Guide

For many UK buyers, a European property purchase creates a large GBP/EUR exposure. The process may involve a reservation payment, contractual deposit, completion balance, local taxes and professional fees—all potentially paid on different dates.

Start with the local legal process

Property procedures differ between countries and regions. Use an independent legal professional experienced in the jurisdiction and confirm which payments are refundable, when the purchase becomes binding and which client or escrow account will receive the funds.

Calculate total euro exposure

Do not stop at the advertised property price. Include purchase taxes, notary or registration costs, legal fees, surveys, agent charges where applicable, mortgage fees, renovation and furnishings.

Ask each professional whether their quotation includes local taxes and whether the amount can change before completion.

Plan around the deposit and completion

The deposit may be due soon after the offer is accepted, while completion can follow weeks or months later. That creates two different currency decisions. The near-term deposit may suit a spot transaction; the later balance may justify a discussion about forward cover or staged purchases.

If you are relying on a UK property sale, mortgage drawdown or investment liquidation, coordinate those dates with the FX timetable.

Avoid assuming all euro payments are identical

A transfer within Europe may still involve recipient-bank requirements, payment references and cut-off times. Confirm the beneficiary’s IBAN and, where requested, BIC/SWIFT details, plus the exact reference needed to allocate funds.

Verify every instruction with your lawyer or notary through a known channel.

Plan beyond completion

After purchase you may need regular euros for mortgage payments, service charges, utilities, insurance, local taxes and maintenance. A recurring transfer plan or multi-currency arrangement can make these predictable and reduce last-minute conversions.
